the environmental scientists at snyder & associates are committed to enhancing the built environment while creating functional and successful community systems. a large part of this process includes conducting phase i environmental site assessments (esa). during a phase i esa, we evaluate properties to identify past land uses that could threaten the environment or human health. if necessary, physical improvements are proposed on an individual basis.

a phase i esa report can be completed on multiple types of properties, including vacant land, agricultural, multi-family residential, commercial, and industrial designations. our team has completed hundreds of phase i esas throughout the midwest at locations ranging from small commercial businesses to industrial facilities and large-scale wind farms.

phase i esas are completed in compliance with astm practice e 1527-21 and the all appropriate inquiries act under the small business relief and brownfields revitalization act of 2002. under the comprehensive environmental response, compensation, and liability act (cercla), an environmental site assessment can also provide the basic supporting documentation necessary to protect against corporate and/or personal liability.

the environmental scientists at snyder & associates take a hands-on approach with all projects. this includes performing an on-site visit to understand current conditions and thoroughly document our findings. by evaluating the risks of the subject property and neighboring properties, our team can determine if recognized environmental conditions (recs) are present, prompting the need for additional investigations.
regulatory review
we also review federal, state, local, and tribal records as specified by astm e 1527-21 guidelines to better understand past and current land uses that may be identified as a rec.
property history interviews
our experts conduct in-depth interviews with former property owners and other knowledgeable persons involved to better understand the subject property’s history.
