drawing inspiration from successful alley revitalization projects in cities such as fort collins and denver, the fort dodge alleyways project is a marriage of modern urban design principles and a deep appreciation for the city’s historical architecture. the resultant design theme combines contemporary aesthetics with elements that pay homage to fort dodge’s rich heritage. a fusion of diverse materials, a palette of vibrant colors, and a mix of textures were brought together to create an immersive and visually appealing design plan.

one standout feature of the revitalization effort’s design is the introduction of green walls. these lush vertical gardens will elevate the visual appeal of the alleys and contribute to a healthier urban environment by improving air quality. complementing this green landscape, adequate space for food trucks adds a culinary dimension to the alley experience, infusing the ambiance with an inviting and festive spirit.

historical homage and functional artistry

improvements for merrill alley include a large shade structure that will provide patrons with shelter and create a visual landmark.

among the alleys proposed for transformation, merrill alley takes center stage, paying homage to fort dodge’s aviation legacy. an overhead shade structure adorned with a striking monoplane silhouette will stand tall at the alley’s entrance. inspired by c.c. merrill’s pioneering aviation spirit, this structure can serve as a sheltered walkway for pedestrians and a visual landmark. its perforated metal panels create daytime shadows, while at night, integrated led lighting transforms the alley into a captivating setting — a blend of historical homage and contemporary allure.

weaving narratives through design

the seamless integration of historical elements with modern amenities defines the essence of the alleyway’s proposed design. the marriage of the monoplane shade structure, reminiscent neon-style signage, and contemporary features like art installations and green spaces crafts a tapestry that tells fort dodge’s story. these alleys cease to be mere thoroughfares; they metamorphose into living canvases that encapsulate the city’s evolution — filled with the charm of a time long ago yet surging with a vibrant modernness that inspires community spirit.

situated just a short drive from omaha down interstate 29, sidney has long been popular with residents and commuters from neighboring cities. however, sidney has not been immune to the downward population trends hitting many rural communities. when town leaders received a $25,000 award to put toward community 2022世界杯32强预选赛 efforts, they reached out to the snyder & associates team to develop a plan that could potentially put the town in contention for $1.75 million in additional funding from a community development block grant (cdbg) provided by the iowa economic development agency (ieda). this funding would be used to implement the strategies included in the plan and renew the town’s focus on creating a vibrant community and attracting full-time residents.

the plan created by our team addressed critical issues in the community, such as sidewalk conditions, safe crossings, pavement quality, and stormwater management, all aspects that aim to transform sidney into a more vibrant, livable community. the neighborhood plan also provides programming and implementation steps for an area central to the core of sidney. this area is designated as a low-to-moderate income (lmi) neighborhood that needs improved housing options and other improvements that appeal to existing residents wanting to remain in the neighborhood.

at the heart of the plan was a 94-acre area between walnut, west, cass, and fletcher streets, along with the currently vacant 909 illinois street site. as the former home to the united methodist church, the illinois street lot was identified as the ideal, centrally located space for a city park, one of the key highlights of the revitalization plan. this idea was immediately met with pushback from some residents who pointed out this location was promised to the fire department in 2015 for future expansion. other residents underscored the urgent need for a city park. the debate surrounding this site’s purpose and potential dual use for a park and fire station highlighted the delicate balance in community 2022世界杯32强预选赛 .

employing active listening and ongoing conversations, our team made adjustments that proposed three viable options for the park’s layout and features. these iterations incorporated desired park amenities based on 世界杯足球比赛预选赛 input while ensuring the potential for future expansion or construction of the fire department.

the snyder & associates team performed a traffic study and provided streetscape design services for the city of fort dodge, which investigated the creation of a continuous corridor that connects the west side of town with the east side, allowing the downtown business district to serve the entire community better. numerous alternative routes were developed, and different intersection treatments were evaluated as part of this traffic analysis. ultimately, our team advocated for creating the cross-town connector along 1st avenue south, which included the construction of two roundabout intersections and removing 13 traffic signals. during the upgrade process, the overhead utility infrastructure was buried along the corridor to improve the aesthetic appeal and provide better pedestrian accommodation within the narrow rights-of-way. this corridor transformation significantly improved the operations of the local street network.

roundabouts provide ideal environment for gateway features

along with the roadway improvements, our team also coordinated the addition of gateway features at both roundabout locations to enhance the corridor’s aesthetic character further. at the 1st avenue south and south 6th street roundabout, our team developed plans for installing metal banners affixed to tall poles. these decorative metal banners were chosen for their attractiveness and durability. the banners can also be easily changed for seasonal displays or special promotions.

further east along the corridor at 1st avenue south and south 12th street, a 32-foot-tall clock tower was positioned in the roundabout’s center. our team created plans for this impressive structure and used 3d modeling software to review several different design options for the client. our designers also used the software to position the clock tower for the best and most effective vantage point for drivers and pedestrians to achieve maximum exposure to the clock’s four faces.

at both roundabout locations, low brick pedestals help create a visual tie between the historical brick structures downtown and the more modern banners and clock tower. they also help provide a backdrop for accent plantings and lighting features. site-specific plant material and complete irrigation systems were also included to reduce maintenance requirements.

city leaders wanted to install gateway markers at the entry points to the downtown region for many years. considering their popularity with residents, more features are planned at other locations as streetscape improvements continue.

urban streetscape creates new kind of shopping experience

anchored on the north by the historic oster-regent theatre and on the south by the cedar falls 世界杯足球比赛预选赛 library, the parkade in downtown cedar falls is the heart of the city’s business district. developed in 1968, the meandering parkade streetscape was created to draw shoppers downtown and help revitalize the struggling business district. the plan included the signature curved street, diagonal parking, attractive landscaping, paver sidewalks, and outdoor sculptures.

by the mid-2010s, however, much of the parkade had suffered from deteriorating conditions and required repairs. the city of cedar falls, along with the community main street group partnered with snyder & associates to develop a downtown streetscape master plan and supporting construction documents. the goal was not only to repair existing infrastructure but also to improve the walkability of the parkade and create a cohesive feel for the growing area. this meant creating a design that reflects the historic district, yet offers a contemporary aesthetic. the design should also extend the life of the streetscape beyond what’s been implemented in the past.

improving walkability presents design obstacles & project challenges

the city contracted with snyder & associates to develop a plan for both the parkade: design & phasing, and for extending those designs into side streets.

the focus area for this project covered main street between 1st street and 6th street, as well as the side streets extending off main. the work on the side streets included the addition of curb bump-outs at the alley entrances and creating a more uniform parking arrangement. it was critical in this portion of the project to improve the streetscape without removing valuable parking stalls.

our team also needed to coordinate the needs and requirements of numerous stakeholders including city leaders, area business owners, and residents. during the project, work to the sidewalk network would need to maintain access to businesses in all areas of construction. brief closures to reestablish sidewalk pavers at a business’s front door would be the exception.

based on information received through input sessions with the 世界杯足球比赛预选赛 and stakeholder groups, the snyder & associates team designed numerous options for city leaders to consider. these options provided precedent imagery to help narrow the design aesthetic, as well as graphic depictions of various streetscape options. paver and other material samples were brought on-site to help in the selection process. this allowed the design team to showcase the options to determine the appropriate color, size, and material choice. our team also incorporated new utility infrastructure into the streetscape plan and coordinated all improvements and upgrades to ensure a seamless process.

the parkade redevelopment project is being completed as a partnership between the city, the community main street group, and cedar falls utilities (cfu). community main street completed a fundraising campaign to support the project while a grant from the black hawk county gaming association is helping with a portion of the project, as well. the snyder & associates team produced graphics and a video presentation to assist with the grant package application process. this multi-phased project kicked off in 2019 with plans to carry out reconstruction efforts over multiple seasons, with substantial completion slated for the fall of 2022.

the cedar falls parkade has been home to many annual events, including holiday hoopla and the artapalooza fine art show. the current improvements underway look to develop a streetscape design, supporting utility, and upgraded road infrastructure that unites twelve historic downtown city blocks — continuing a community-friendly environment for another generation.

replacing a deteriorated tunnel network requires modern solutions

steam pipes run through an old section of utility tunnel on the university of iowa campus.

the labyrinth of utility networks running under the streets, homes, and businesses of iowa city has sections that date to the mid-1800s. several of these tunnels exist as conduits for steam pipes to heat buildings on the university of iowa campus. one such passage, known as the old capitol tunnel, runs along the east curb line of madison street. stretching from the universities power plant to the pentecrest, this tunnel is critical to the steam service on the east side of campus. it provides a path for condensate return to the power plant and completes a significant east campus steam loop providing operational reliability to the entire campus.

due to its susceptibility to flooding, a section of the old capitol tunnel between burlington street and washington street had deteriorated to a point that replacement was necessary. an engineering team with snyder & associates was brought on board to develop a solution that would meet the needs of a number of end-users. in lieu of dismantling and constructing a new tunnel section, our team developed a plan to replace the tunnel with a series of direct-buried pipes and concrete vaults spaced at appropriate intervals.

utility coordination & streetscape improvements

3-d modeling software was used to locate and track the multiple utilities in the reconstruction area.

in addition to the direct-bury steam/condensate utility replacement, this project also involves a high level of coordination with other university, city, and franchise utilities along the madison street corridor. there are numerous locations where the proposed direct-bury replacement piping crosses existing water, chilled water, sanitary sewer, storm sewer, electrical and communication duct banks, and lighting circuits. to coordinate this highly complex environment, 3-d modeling software was used by our engineering team to map the utility structures and plan the necessary relocations as the project progressed.

this project also includes a streetscape component aimed at restoring the surface features following the utility construction. the streetscape features include plantings, upgraded sidewalks and crosswalks, and other amenities targeted to the college students, such as convenient bike parking and multiple waste receptacles. improvements to transit facilities, including bus stops and shelters, as well as safety improvements within the adjacent seamans center are also part of the project scope.

a high degree of coordination is necessary to formulate a construction phasing and traffic control plan that accommodates the construction activities while considering the needs of building users, transit mobility, the general 世界杯足球比赛预选赛 , and other construction projects occurring within the area. this complex, snyder & associates-designed project is currently underway with substantial completion targeted for the late summer of 2021.

sun prairie westside developments 

with a population that has more than doubled over the past 30 years, sun prairie is one of the fastest-growing cities in wisconsin. in 2003, the city commissioned an expansion study that would become known as the westside neighborhood plan. it was created to guide the future development of the land surrounding the new us highway 151 and grand avenue interchange. in simplest terms, the plan laid out a vision for this undeveloped area that includes a mix of retail, single-family residential neighborhoods, multi-family apartments, and condominiums.

in the intervening years, snyder & associates is proud to have provided extensive land survey, site development, stormwater 2022世界杯32强预选赛 , and numerous other services for multiple projects within the boundaries of the westside neighborhood plan. on the residential side, the projects included:

  • the revere multi-family apartment complex
  • fox point & fox point north single-family subdivisions
  • triumph drive multi-family subdivision
  • bronze leaf condominiums
building of an eye clinic as part of land development engineering project.

the baldwin eye care clinic built a new facility along west main street.

the projects that snyder & associates provided services for included a grand appliance & tv store, a bank of sun prairie office building, and the baldwin eye care clinic along west main street. but the project that kick-started the expansion efforts was the development of the woodman’s food market situated directly north of the interchange. the building of this 222,650 square foot full-service grocery store triggered a construction boom in the westside district that continues to this day.

sloping topography, extensive bedrock, & stormwater issues present challenges to the design team

the rapid expansion of the westside neighborhood plan meant that multiple projects around the development area were underway or in the design process at the same time. this aspect, along with a host of other site characteristics created several challenges for the design team. among those challenges was the significant elevation difference that existed across the development. the site for the woodman’s food market alone had an approximate 25′ change in elevation. because strict design guidelines called for a 1% maximum slope in the parking lot, extensive grading was needed to meet the specifications.

it was also necessary to balance the grading work with existing features in the area. most notable were numerous transmission poles intersecting the development area. the owner of the transmission poles, american transmission company (atc), required minimal grading be done around the existing transmission poles to maintain structural stability. atc guidelines also restricted parking lot landscaping and placement of utility structures within their easement. the snyder & associates professionals established the necessary site grades that accommodated the parking lot and also provided adequate space for a rain garden to meet the stormwater infiltration requirements.

an initial geotechnical investigation discovered the existence of shallow bedrock in several locations near woodman’s food market site. the installation of sanitary sewer, water main, and storm sewer in the existing suchomel road right-of-way required that rock be blasted in the trenches. the blasting had to take place between the transmission poles on the west side of the right-of-way and the existing houses on the east side. extensive communication with the property owners and careful preparation were necessary to accomplish this stage of the project.

as is common with a project of this scope, stormwater management is a critical component for avoiding flooding issues in the future. to that end, a total of five detention and bio-retention basins were created throughout the expansion site to meet the requirements for controlling peak runoff rates, adequate water quality treatment, and proper infiltration for stormwater runoff.

stakeholder coordination paramount for project success

since extensive development was occurring simultaneously in the westside expansion area, multiple jurisdictions were involved in the decision-making process. one example was the placement and design of a multi-lane intersection at prairie lakes drive and grand avenue. this project is situated between the two significant retail developments on the east and west sides of grand avenue. the intersection placement and final design required approvals from both developers involved, the city of sun prairie, dane county, and the wisconsin department of transportation. snyder & associates was instrumental in bringing the various stakeholders together to keep the project on track and moving forward.

the rapid pace of development in the sun prairie westside area has created an inviting community that is drawing new residents and shoppers from around the region. thanks to the pleasing quality-of-life amenities incorporated into the plans, and the well-thought-out and easily accessible neighborhood designs, the westside is sure to be the city’s primary growth area for many years to come.

snyder & associates undertook a traffic study and design project which included the review and analysis of impacts associated with realigning iowa highway 926 through downtown fort dodge. strategies included the acquisition of blighted and abandoned downtown properties in an effort to “right-size” the core business district. additionally, by creating a continuous corridor that connects the portion of fort dodge that lies on the west side of the union pacific rail yard with the east side, the downtown business district is able to better serve the entire community.

quality of life enhancements take center stage

the scope of the impact study included the development and understanding of the project’s purpose and need. to that end, numerous 世界杯足球比赛预选赛 meetings were held to gather input. diligent documentation and evaluation of existing conditions were conducted, including traffic operations throughout the downtown and eastern retail areas. in addition, the project included concept developments that incorporated quality of life enhancements such as a civic plazabike lanes connected to the regional trail systemstreetscape amenities, and specialty pavements.

specific land use concepts included the development of a recreation center, the revitalization of an iconic, historic building (the warden plaza), and the development of an intermodal hub to complement an already established small shop retail area. the warden plaza will be a vertical, mixed-use facility for retail and office space on the lower levels and residential downtown loft development above to align harmoniously with the existing land use plan for the historic downtown area.

numerous alternative routes were developed and different intersection treatments were evaluated as part of the traffic analysis. to improve operations of the local street network, two roundabout intersections were designed and built along with the cross-town connector and 13 traffic signals were removed. the overhead utility infrastructure was buried along the corridor to improve the aesthetic appeal and provide better pedestrian accommodation within narrow rights-of-way.

the chosen alternative addressed the “complete streets” concept. there was a need for on-street parking, accommodations for pedestrians and bicycles, as well as bus traffic and access control. bike lanes were constructed along the realigned portion of the connector to better serve downtown area businesses.

this $9 million project required procuring nearly 70% of the project funds from multiple sources. these funding sources included the iowa department of transportation (three different sources), the former i-jobs program, the downtown ssmid (two separate contributions for the roadway and gateway features), two philanthropic grants, and multiple revenue funds from the city of fort dodge. working side by side with community leaders, snyder & associates strategized a financial plan to complete this project that has contributed to the overall revitalization of the downtown fort dodge business district.

for the second year in a row, members of the fort dodge cross-town connector project team were awarded the best pcc paving award in the urban arterials and collectors category (< 15,000 sy) by the iowa concrete paving association and the iowa dot. both construction and design were taken into account in awarding the cross-town connector project team comprised of snyder & associates, wicks construction, and the city of fort dodge.

traffic delays cause extreme hardship for iowa city commuters

snyder & associates’ project manager andy burke, p.e., (center) accepts an acec-ia honor award for the first avenue grade separation project during the 2018 engineering excellence awards program.

first avenue in iowa city, iowa serves as a main north-south arterial roadway. every day, approximately 13,000 vehicles utilize the corridor with future traffic volumes expected to increase dramatically. due to the mixed-use development in the area, including south east junior high school, the corridor also carries a notable amount of pedestrian and bicycle traffic.

bisecting 1st avenue just south of the junior high school is a pair of railroad lines owned by the iowa interstate railroad (iais). an average of three trains per day pass through the area and block 1st avenue. this resulted in major traffic delays and safety concerns for vehicles and pedestrians. traffic studies reported an average vehicle wait time of 10 to 20 minutes while the crossing was blocked by slow-moving trains. commuters that chose to explore alternative routes were detoured four miles west to the nearest grade-separated crossing at summit street.

recognizing the need for improved traffic flow and safety throughout the corridor, iowa city officials began exploring their options in 2005. unfortunately, seasonal flooding and other unforeseen circumstances postponed the project for many years. in 2014, snyder & associates was contracted to design a solution to improve the corridor with the goal of avoiding conflicts with train traffic altogether and allowing for seamless traffic flow along 1st avenue. instead of creating a vehicle overpass to separate the trains from vehicle traffic, the design team quickly realized that the best course of action was to lower 1st avenue approximately 16.5′ and raise the railroad tracks 5′ to pass over the roadway.

construction challenges addressed by a creative design

the project incorporated a unique design that required a significant change in grade and infrastructure construction. the challenges to staging and completing a project of this magnitude were substantial. most critical to the project was keeping all transportation corridors open to the fullest extent during construction. this included an open passage for vehicle traffic, as well as train traffic.

another major design concern was how to deal with stormwater runoff. since the roadway would be substantially lowered, the area under the train tracks could become inundated during periods of heavy rain. initially, a storm sewer pumping station was viewed as the best solution. however, during the design stages, the team was able to eliminate the need for the pumping station by finding a means of gravity draining the site. this resulted in significant savings in terms of construction costs and ongoing maintenance. finally, all aspects of the project had to be carried out in a fully-developed area without having a direct impact on existing structures.

to address the vehicle traffic along the corridor, the design coordinated an onsite detour allowing one lane of traffic to traverse the corridor in each direction. this plan was simple, effective, and it kept traffic flowing while also providing a large area for construction to occur.

maintaining unimpeded service for the iais, however, required a little more creativity. to that end, a shoofly railroad track was designed and utilized. shoofly tracks were originally used by railroads in mountainous regions. these temporary tracks were primarily used to carry trains around mudslide areas. but in modern roadway construction, they’re utilized as a solution for keeping train traffic moving.

the rest of the project called for a new railroad bridge, street paving, retaining wall, storm sewer, and water main. the existing four-lane roadway was reconstructed as a three-lane section with a bike lane in each direction. the massive retaining walls required along the corridor were constructed to include aesthetic elements, such as a decorative form liner, stain, and aluminum railings.

construction consisted of five main stages beginning in the spring of 2015 and concluded in the fall of the following year. the initial stages included the installation of the new water main, storm sewer, and construction of the shoofly tracks. the middle stages included building the retaining walls, bridge abutments, and wing walls, performing grading and paving work, and installing the new iais railroad bridge.

latter stages saw the completion of mainline paving and junior high paving, along with a critical closure to connect the new iais railroad across the onsite detour roadway. the final retaining wall and side path construction wrapped things up, along with an adjacent parking lot.

the total project construction cost was approximately $10 million. project funds included $2.4 million from the surface transportation program (stp), $500,000 from the traffic safety improvement program (tsip), and $550,000 from the iais. the remaining dollars were covered by general obligation bonds.

during the iowa chapter of the american 世界杯足球比赛预选赛 works association’s (apwa) annual fall conference awards banquet in 2017, snyder & associates proudly joined staff members from peterson contractors, inc. and the city of iowa city to accept the project of the year award in the transportation category, greater than $2.5 million. the project also received the american council of engineering companies (acec) of iowa honor award in the transportation category during the 2018 engineering excellence awards program on may 9, 2018.

land-swap deal provides new home for ymca development

for over 50 years, the ymca of greater des moines provided services from their eight-story home on the west bank of the des moines river. in the early 2010s, a land-swap opportunity opened the door for the riverfront ymca to move into the former polk county convention complex a few blocks away at 501 grand avenue. while the move would greatly improve their service offerings, the site required drastic upgrades and improvements to meet the organization’s needs. the designers and engineers from snyder & associates were brought on board to provide the urban site design for the newly rebranded wellmark ymca location.

site development requires significant upgrades

the redevelopment process for transforming the former polk county convention complex into the flagship ymca facility for the des moines metro was a multi-faceted event. the busy downtown location required upgraded stormwater management facilities and a storm sewer system. extensive utility infrastructure improvements were also necessary to accommodate the needs of the renovated facility.

the heavy presence of vehicle and pedestrian traffic around the perimeter of the site demanded a thorough streetscape and urban design concept. to meet this need, our team worked with multiple 世界杯足球比赛预选赛 entities for approvals and permitting, including the des moines urban design review board. this review board makes recommendations to the city council on the design of 世界杯足球比赛预选赛 projects and private development projects located in specific areas of the city.

new facility provides multitude of athletic amenities

opened for use in 2015, the 146,000-square-feet of renovated space provides a full-size gymnasium, an ⅛-mile indoor running track, racquetball and handball courts, and expansive areas for cardio training, strength training, and functional fitness training. two regulation basketball courts can also be used for volleyball, pickleball, and fitness classes.

our survey team was called on to help locate renovation areas for the olympic-size pool.

a two-story building addition was constructed for the wellmark ymca aquatic center (later renamed the midamerican energy company aquatic center) during the renovations of the former convention center. this area features an olympic-size pool and a program pool for swim lessons and water exercise.

the fitness center also includes a pilates studio, a triathlon training facility, family locker rooms in addition to the men’s and women’s facilities, and community meeting rooms inside the william c. knapp leadership center. while the new wellmark ymca center concept and design were years in the making, the careful thought and 2022世界杯32强预选赛 invested in this extensive renovation are anticipated to meet the fitness needs of the greater des moines community for many decades to come.

multi-phase development along raccoon river brings upscale living accommodations

taking advantage of a former brownfield site, the development of gray’s landing has expanded the downtown des moines landscape with its convenient location along martin luther king jr. parkway. minneapolis-based, sherman associates created the master plan for this one-time industrial site located just south of the central business district and north of gray’s lake. they’ve since embarked on a multi-phase site development initiative to establish a blend of retail, hotel, office space, and apartment homes on the 35-acre site.

once avoided by developers because of the area’s brownfield designation, the property had become more valued from a development perspective as the downtown area continues to grow and expand. snyder & associates has spearheaded the development and design for numerous projects in the gray’s landing master plan. these duties have included utility and access 2022世界杯32强预选赛 , extensive street improvements, and overcoming stormwater challenges to fully rehabilitate the brownfield site.

multi-use facilities dominate initial development projects

to kick-start the development, our team worked on three high-profile projects sprung from the roots of the master plan, including a holiday inn express & suites, the edge workforce housing development, and the ultra-modern nexus apartment building.

the holiday inn express & suites was one of the company’s first locations to blend traditional holiday inn express standards with their savvy new “formula blue” look and feel. this design initiative, which puts sleep quality, simplicity, and ease of maintenance at the center of its concept, is mandatory for all newly built holiday inn express properties. the stylish new hotel features 102 guest rooms and is just a short four miles from the des moines international airport.

located directly across the street, the nexus is a $27 million, four-story apartment building featuring 142 residential units that combine first-rate living accommodations with 3,324 square feet of street-level retail space on the northwest corner of the building. the nexus provides an upscale apartment living environment with an emphasis on tenant amenities. a private gym, swimming pool, underground parking, outdoor summer kitchen, and adjacent fire pit are just a few of the features you’ll find at this high-end facility.

just east of the nexus sits the $16 million edge complex. this 90 unit, four-story workforce housing development includes many of the same amenities as the nexus complex with the addition of an enclosed parking area on the first floor. this project was awarded $3 million in community development block grants (cdbg), requiring at least half of the units be reserved for tenants who make less than 80 percent of the area’s median income, which is approximately $40,000 for a one-person household.

green building techniques draw leed gold certification

while the entire gray’s landing area is below the raccoon river floodplain, it’s protected by an extensive levee system. however, both the edge and nexus feature green infrastructure improvements to manage and treat stormwater onsite before it reaches municipal systems. proper management of stormwater can help alleviate flooding and provides a chance for the water to be cleaned and cooled before entering streams and lakes. several noteworthy green infrastructure components were developed on the sites, including a live wall planter system, extensive use of permeable pavements to aid stormwater runoff, and multiple rainwater harvesting tanks to repurpose rainwater for irrigation of the community gardens.

the green 2022世界杯32强预选赛 and design efforts provided by our team qualified the edge project for a $750,000 iowa economic development authority (ieda) stormwater grant to help offset construction costs associated with the enhanced stormwater management practices. additionally, the nexus complex received leadership in energy & environmental design (leed) gold certification in 2019.

the engineers with snyder & associates were tagged to create the site development plans for these multiple building locations with an eye on taking maximum advantage of the space available. because of the area’s former industrial classification, significant infrastructure upgrades were necessary to support the addition of this upscale housing and retail space. however, the addition of these first-rate, multi-use facilities has laid the groundwork for more growth in the gray’s landing neighborhood.
