working in close collaboration with the city of des moines, the design team at office of hartman spiller trapp (office hst), and other project partners, snyder & associates helped develop a safe and functional site that supports the facility’s critical services. our design also incorporated an off-site sanitary sewer extension, ensuring reliable utility service and smooth facility operations.

a foundation for care & connection

the result is a 22,000-square-foot facility that reflects the city’s commitment to both animal welfare and community well-being. designed with the animal rescue league of iowa, the building features animal housing, adoption spaces, a veterinary clinic, and outdoor exercise areas. elevated three feet above grade for flood resilience, the site and structure work together to mitigate flood risks without exceeding levee heights.

for decades, men experiencing homelessness in madison sought shelter in temporary spaces, often in church basements or emergency accommodations. that will soon change with the construction of the city’s first permanent men’s homeless shelter, bartillon shelter. located at 1902 bartillon drive near reindahl park, this long-awaited facility is designed to provide stability, support services, and a welcoming environment for up to 250 residents.

developed through a partnership between the city of madison, dane county, and non-profit operators, the shelter is a crucial step toward addressing the city’s ongoing housing crisis. in addition to providing a safe place to sleep, the shelter will include dormitory-style sleeping quarters, a commercial kitchen and laundry facility, an outdoor patio, and dedicated space for support services. sustainability features, such as solar panels and a rainwater collection system, have also been incorporated into the design to minimize environmental impact.

creating a welcoming & sustainable space

to ensure the shelter met both functional and community-oriented goals, snyder & associates provided site engineering and landscape architecture services that emphasized sustainability, accessibility, and dignity. our team worked closely with city and county officials, design consultants, and non-profit shelter operators to develop an efficient and non-institutionalized layout that removes stigma and fosters a sense of community.

a key objective of the project was to achieve leed certification, reflecting the shelter’s commitment to environmental stewardship. sustainable elements include the use of permeable pavers and a buried stormwater cistern, which help manage runoff while allowing for rainwater harvesting. this collected water will be reused for toilets and irrigation, reducing the facility’s reliance on municipal water supplies. native prairie vegetation was incorporated into the landscape design to support pollinators, improve soil health, and lower long-term maintenance costs. additionally, the building incorporates a geothermal system to enhance energy efficiency and a green roof to further improve insulation and stormwater management.

overcoming design & site challenges

formally adopted by the city of council bluffs in 2015, the west broadway corridor plan was developed to guide the transformation of this busy stretch of roadways into a walkable, eye-catching urban streetscape. the plan also proposed redeveloping the former railroad line parallel to west broadway into a multi-modal recreational trail with open plaza areas and other bike-friendly amenities. the entire corridor is 66-feet-wide with the southern half targeted for the trail and other pedestrian features. at the same time, the northern side is being preserved for future transit features that would also connect to omaha. extending just under two miles from 14th to 35th streets, the new trail would also fill a critical gap in the regional trail system. city leaders teamed with the trail designers from snyder & associates to develop this transformative trail section.

using the acronym first ave (furthering interconnections, revitalization, streetscapes, transportation, and aesthetics for a vibrant economy), the first avenue trail project was designed to enhance the operation of the west broadway neighborhood and provide opportunities for redevelopment of blighted industrial properties. it will connect neighborhoods, schools, and businesses and provide a safe route for pedestrians and cyclists to travel across council bluffs to the riverfront, the bob kerrey pedestrian bridge, and downtown omaha.

unique design amenities honor railroad heritage

the snyder & associates designers created a plan to establish an extra-wide trail along the project area. suitable for several modes of transportation, one section of the trail has a 10-foot-wide middle section paved in asphalt for bicyclists and other faster-moving micro-mobility devices, such as e-scooters. at the same time, two-foot-wide concrete shoulders along both edges were included for slower-moving pedestrians. due to a design change, another portion of the trail is proposed to be wider, with a 12-foot middle section with two-foot-wide concrete shoulders.

more than just a trail, however, our team created a space that provides a unique user experience along the nearly two-mile-long corridor. described by many as more of a “linear park,” the area along the trail includes attractive landscaping, several 世界杯足球比赛预选赛 green spaces, and trail plazas located every three to four blocks. the plazas were designed to pay homage to the former rail line running through the area and include industrial design aspects and materials incorporated into the amenities.

the plazas also include a variety of wayfinding signage, bicycle parking, shade structures, benches, and pedestals for holding 世界杯足球比赛预选赛 art pieces in the future. a local, private business plans to add a bike-sharing station adjacent to a plaza once it’s completed. this will allow patrons to rent a bike to ride along the trail and conveniently return to other bike-share locations. additionally, since the trail runs along the backside of many businesses along west broadway, city leaders hope to start a mural program to display artistry on the back walls facing the trail.

special features were included where the first avenue trail passes thomas jefferson high school. this includes an attractive black, welded-wire fence with gates, ada-compliant ramps leading to the school, and long seating walls for students and trail users. additional landscaping along this section ties in with the rest of the trail. to accommodate early-morning and late-night trail users, the two-mile section has decorative lighting to create a safer user experience.

anticipated development & recreational opportunities

city leaders anticipate the first avenue trail project will spur the development of other high-density residential and mixed-use facility efforts. they expect the district will greatly benefit from the multi-modal corridor and add to the residential base needed to support expanded commercial uses along the west broadway corridor.

the first phase of construction on the trail project included the section extending from 35th to 25th street. construction on the 16-foot-wide, phase-two section, which extends from 25th street to the 14th street area, will begin in the summer of 2022. at this location, the trail will link with existing trail sections on the east side of town. plans also call for adding a new community park near this juncture on the east side of indian creek. this park would add to the community-focused amenities established by creating the first avenue trail. as professionals who also live and work in the council bluffs community, the snyder & associates team is proud of this transformational project.

the walnut grove elementary school dutifully served the north side of council bluffs for nearly nine decades. after a feasibility study conducted in the early 2010s concluded the building no longer met district standards, the school was closed in 2014. left to the ravages of mother nature, the deteriorating structure could have quickly become a blight concern for the surrounding residential area. instead, the city of council bluffs purchased the vacant building in 2015 with the intention of transforming the city block for residential housing.

first things first, however, required the removal of the old elementary school building. city leaders enlisted the team with snyder & associates to create a suitable demolition plan to tear down and remove the structure and the vast concrete parking lot and asphalt playground areas. this required strict adherence to protecting against erosion and pollution in compliance with the iowa department of natural resources (dnr) npdes permits and the u.s. clean water act.

our team also developed a stormwater pollution prevention plan (swppp) to guide the contractor during the demolition phase. the demolition also required site restoration activities that included importing fill material and performing minor grading to restore the existing site topography and drainage patterns in the project zone. as a final detail, we prepared a subdivision plat for the south half of the block to include seven residential lots.

with the demolition work completed, the community-based non-profit, neighborworks® home solutions (nwhs) purchased the remaining northern half of the block. neighborworks primary goal is the revitalization of neighborhoods by creating quality housing choices. their team envisioned the construction of 14 single-family homes on the site of the former school building.

working with nwhs, the snyder & associates team then completed the plans for extending the sanitary sewer system to provide for the entire subdivision. we also prepared the detailed plat plan that divided the northern half of the parcel into seven additional building lots. the plan put in place by nwhs established a 世界杯足球比赛预选赛 -private partnership that allowed construction technology students from iowa western community college to build two of the homes as part of a service-learning project. to attract families at various income levels, the homes in the subdivision were priced in a broad range, with down-payment assistance available for some buyers.

this type of community-focused effort is difficult to fulfill without the collaboration of numerous entities, and the walnut grove subdivision was no exception. the city of council bluffs, local and regional foundations, lending institutions, and educational organizations all played an integral role in this project. this included the securement of a community development block grant (cdbg) by city leaders. this piece of funding was critical for moving the project forward.

for their work on the walnut grove subdivision, neighborworks home solutions was awarded the 2021 housing iowa single-family development award in iowa by the iowa finance authority in the urban mixed-income housing development category.

fresh meals and competitively priced grocery items aren’t what most of us expect when we visit a convenience store. kwik star, however, is setting the bar higher with its stores across the midwest. owning the entire supply chain from production to point of sale allows this family-owned company to increase efficiency and monitor quality at every level.

originally founded in 1965 in wisconsin as kwik trip, the chain expanded into the iowa market in 1993 as the renamed kwik star. snyder & associates began working with kwik star in 2014 to assist the company with the land development of their store locations. our multidisciplinary service offering was a natural fit with kwik star’s efficient business model, simplifying their expansion process by working with a single partner who could streamline the lengthy and complex process of designing, constructing, and opening each new store.

customized store layout based on location

at the heart of kwik star’s success, each store’s layout is customized to its location and optimized to create a positive customer experience. if warranted, the snyder & associates team will complete an alta and topographic survey for each new site. if local regulations or the site’s location require a traffic impact study, we can also perform that service and create a design that will best fit each location’s unique needs. we’ll identify necessary additions to existing infrastructure, such as turning lanes and traffic signals to alleviate congestion at access points.

stormwater treatment & containment are high priorities

once stormwater has been cleared of contaminants, it’s routed to detention ponds on sites that have ample space. sites with less real estate available utilize stormtrap® prefabricated underground storage systems to collect and store stormwater before being released to the local storm sewer network. the expansive paved parking areas common at store locations that cater to semi-truck traffic provide an ideal space to bury these storage systems without sacrificing above-ground areas.

our survey team’s continued involvement in each project includes construction staking to ensure each component is correctly placed during the building process. they also return to complete a boundary survey when the project concludes. our team of landscape architects directs the placement of the trees, shrubs, and plants around each site creating a neatly finished store, ready to welcome customers.

when the idea was first proposed for a student experimentation center on the iowa state university campus, leaders envisioned a flexible, open space that would elevate the school’s hands-on learning approach. fast forward several years, and the newly completed five-story student innovation center (sic) delivers on that dream with over 140,000 square feet of laboratories, shops, and classrooms. this spectacular, glass-walled structure allows students to experiment with robotics, design software, work with 3d printing, and even learn how to blow glass.

the building has an evolving set of “maker” spaces ranging from metal, wood, and composite fabrication shops to a test kitchen, café, retail outlet, and a rooftop garden. as the lead 2022世界杯美洲杯预选赛 firm for this expansive project, the snyder & associates team was tasked with developing a site plan that would blend with the existing campus surroundings while at the same time creating a safe and welcoming environment for students.

demolition, historic preservation, & utility coordination highlight development plan

to accommodate the modern facility in the middle of the iowa state campus, our team was faced with 2022世界杯32强预选赛 the demolition of a portion of sweeney hall and the underutilized nuclear engineering building. these plans had to account for an active campus environment and the constrained site location. additionally, the design team needed to take extra precautions so as not to disturb the foundation of the marston water tower located adjacent to the site. this 168-foot-tall, iconic tower is listed on the national register of historic places.

as a further challenge to the team, the building site contained a congested area of underground utilities, including storm sewer, sanitary sewer, steam tunnel, electrical primary feeders, natural gas lines, and telecommunication. daily communication with the onsite mechanical, electrical, and plumbing contractors was necessary for seamless coordination. 2022足球世界杯小组赛赛程 , a subsidiary of snyder & associates, was enlisted to create the new electrical vaults and steam tunnel designs in the tight quarters.

the design team also utilized phased construction by creating bid packages for the building and site demolition, site utility installation, building construction, and site restoration. this method further streamlined the entire site development and building construction process.

underground stormwater detention & multimodal accommodations

running along the west side of the building location, bissell road is the main thoroughfare through campus. however, the storm sewer system along this route was nearing capacity even before this project was envisioned. our team devised a plan to install an underground stormwater detention system to provide adequate drainage for the new building site. with the already congested utility issue in the area, adding this system took meticulous 2022世界杯32强预选赛 . our team determined that two strategically placed stormtech stormwater chamber systems could adequately handle the site’s stormwater needs.

the stormwater detention basins were hidden under parking and driveway areas.

these chambers, or vaults, consist of large sections of corrugated plastic placed on a compacted gravel bed. once covered, stormwater is diverted to the basin through normal channels where it’s temporarily stored. it’s then released through a series of outlet pipes specifically designed to let water out in a controlled manner to mitigate flooding.

like several other projects our team has designed for iowa state university and other college campuses, the need for multimodal accommodations was a chief concern. to meet this need, safe and expansive pedestrian walkways, and convenient bicycle parking were included in the external design, along with separate building access for vendor and maintenance traffic.

iowa state’s new student innovation center was designed with future changes and reconfigurations in mind. the interior building systems were left exposed for just this reason. the all-glass exterior was designed to reduce the building’s solar heat gain and simultaneously capture daylight to reduce energy consumption. these forward-looking ideas promote the sustainability of modern innovation and position this world-class structure for leed gold certification soon. undoubtedly, this award-winning facility will inspire many more generations of iowa state students.

attic angel prairie point is a 54-acre community designed for seniors-only, independent and assisted living housing options on the west side of madison. wisconsin-based developer, gallina corporation, recognized the need for a non-age-restricted apartment community on an adjacent parcel that complements the attic angel community and creates convenient living quarters for individuals and families of all ages. the engineers with snyder & associates were enlisted to create the site development plans for this building location with an eye on taking maximum advantage of the space available.

the resulting tuscany on pleasant view apartments project consists of two, four-story buildings connected by a two-story central community center and office facility. offering a total of 170 apartments, the building’s façade has an italian influence and uses changes in color, texture, and material to break up the scale of the larger buildings.

in order to provide adequate parking for this massive complex that consists of 40 dwelling units per acre, the designers incorporated underground parking garages at each building site that includes 172 resident parking stalls. an additional 97 parking spaces were provided on-grade in the courtyard between the two building wings. bicycle parking is also dispersed throughout the site and in the underground parking areas.

since so much of the location was covered with either building or paved parking area, the engineering team had to utilize the remaining landscape areas to meet the infiltration stormwater requirements. the solution was found in the creation of several small bioretention basins scattered around the site. in addition to the stormwater management plan, the snyder & associates team also provided topographic survey services, a grading and erosion control plan, utility, landscaping, and lighting plans, as well as handling permit applications.

the newest kwik trip location in deforest serves the bustling interstate traffic and the local community.

the wisconsin-based convenience store chain, kwik trip, has seemingly been in a perpetual state of expansion for more than a decade — building new stores at a rapid pace across the upper midwest. for many of these new store locations, kwik trip has turned to the civil engineers with snyder & associates to develop the site plans. one of their most recent additions saw the construction of a new store along county highway v in the community of deforest.

located blocks to the east of a busy interstate 90/94 interchange, this new store integrates a dual-bay car wash, expansive tractor-trailer parking area, a separate diesel fuel station, and a wide, detached entrance for semi-truck traffic. our team was tasked with creating an environment that blends seamlessly with the surrounding urban landscape while also servicing pedestrian, car, and truck traffic. to accommodate this goal, the site required extensive preliminary development along with a host of other comprehensive services provided by the professionals from snyder & associates.

at the outset of the project, our team completed a certified survey map (csm) process in order to combine multiple lots. a csm is required by the state of wisconsin when combining two or more parcels. this building site also required the addition of a new access road along the northwest portion of the property. snyder & associates engineers created plans to extend holiday court over 800 feet to connect to the rear of the kwik trip parking lot and included a new sidewalk along the south side of the roadway. this access road also creates a route for exiting truck traffic to safely return to the interchange from the store’s parking lot.

additionally, the water main was extended to provide water for the site and to provide a looped connection for the village’s water system. this required the construction of over 1,000 feet of new water main and included boring under county highway v to complete the connection. the strategic use of attractive landscaping in the right-of-way and parking lot islands helps to enhance the site and provide aesthetic balance.

stormwater management techniques & sensitive cold water community accommodations

before the design process began, our team recognized the need for enhanced stormwater mitigation efforts to satisfy local requirements. to meet these requirements, one bio-retention basin and two wet ponds were utilized along the south and east edges of the property to allow for stormwater detention and the use of native vegetation and pollinators to assist with stormwater management.

the existence of a substantial wetland area to the north and east of the site also required special consideration by the designers. a sensitive cold water community in the nearby waterway contained several fish species, including trout, which needed to be protected from the possible increased temperatures of stormwater runoff. to accommodate this situation, the designers developed plans to install a rock crib on the east side of the property.

a rock crib consists of a trench filled with rock that is buried several feet below ground where the soil stays cool year-round. warm rainwater from the road and parking lot flows in and is cooled by the rocks before it flows out to the wetland. the rock crib is wrapped in a geotextile fabric liner to prevent the surrounding soil from mixing with the rocks. by diverting the rainwater through the rock crib, the temperature of the water is cooled.

for years, iowa city 世界杯足球比赛预选赛 works (icpw) utilized several sites to house different departments and equipment. with the goal of consolidating multiple departments in one centralized location, the city enlisted neumann monson architects to create a plan for developing a 14-acre, city-owned tract on the south side of town. the 2022世界杯美洲杯预选赛 team with snyder & associates was brought on board to provide their expertise for this multi-disciplinary design project.

the resulting 世界杯足球比赛预选赛 works master plan called for the initial construction of a 100,000 square foot building to house the streets and water departments, as well as their associated vehicles and equipment. this vast structure was constructed using highly durable, cost-effective materials that are easy to maintain. the building interior includes shop spaces, large-scale machinery storage, vehicle & equipment wash bays, and a mezzanine storage area with elevator and forklift access.

additional storage for police and fire department equipment and vehicles was also designed into the structure. a three-story, fire training tower, and fire truck pump training area further increases the multi-use capabilities of this sprawling complex. a massive outdoor canopy provides a cover area for materials storage.

while the desired building site was centrally located and ideally suited for the 世界杯足球比赛预选赛 works departments, facility and site preparation efforts faced by the engineering team were impeded by a handful of challenges. foremost was navigating poorly documented underground infrastructure in the area. the snyder & associates team used diligent research efforts to determine the size and locations of numerous existing onsite utilities.

by its nature, a 世界杯足球比赛预选赛 works facility must be designed to sustain heavy daily use in order to maintain the infrastructure of an active city. more importantly, the facility must continue full functionality even during catastrophic events, such as floods, inclement weather, or other natural disasters. because this building site is located a short distance from the iowa river and is in the floodplain, additional fill had to be trucked to the location to raise more than half of the site above the flood stage. this also ensured the facility was designed above and beyond a 500-year flood event, including the outdoor material storage area. the potential for flooding events also created a complex storm sewer design scenario the designers were required to accommodate.

this substantial facility will house millions of dollars worth of equipment and requires adequate protective measures to ensure no unauthorized entry while maintaining ease of access for employees. our team aided in the design of security features for the facility including durable fencing and a modern gate access control system.

as mentioned, additional storage space and training areas for the police and fire departments were an integral part of the design. this included not only the fire training tower but also a fire pump test pit. this test pit consists of a baffled, underground storage tank that allows fire truck pumps to be tested using recirculated water, reducing waste. the unique design of the storage tank also eliminates the possibility of damaging the pumps.
